Tom and Louisa McCall reached the south end of Payette Lake in June 1889, traded a wagon and team for a squatter's cabin and shoreline claim, and Tom laid out a four-block townsite from his homestead. The Town of McCall incorporated on July 19, 1911. For decades a sawmill on the lakeshore drove the economy, until Boise Cascade shut it in 1977. Today the Forest Service, its smokejumper base and visitors to the lake shape the town, and many houses here sit empty part of the year.

What shapes a McCall sale

Second homes and estates. With most units used seasonally, many sellers are owners who live elsewhere or heirs settling a family cabin. We buy vacant and inherited homes. For a cabin passing through probate, ask the estate's lawyer whether the fiduciary exemption in Idaho Code §55-2505 spares you the property disclosure form.

Short-term rentals. Check the city's current short-term rental rules. Lodging taxes (8% in total inside city limits) still apply. If your home has been a vacation rental, tell us about any bookings still on the calendar.

Lake and river setbacks. McCall maps a Shoreline and River Environs overlay along Payette Lake and the North Fork of the Payette River, which includes a 50-foot development setback. A home inside it may have limits on additions or rebuilding, so share what you know about your lot.

Snow and older cabins. Mountain winters are hard on roofs, decks and crawlspaces, and the preservation plan notes that original cottages and cabins are being torn down and replaced as development pressure grows. We'll buy an older cabin in its current condition, worn roof and all.

Taxes. Valley County taxes come due December 20 for the first half, with the balance owed June 20.
