Sun Valley: the resort Union Pacific built

Sun Valley exists because of a railroad. In the 1930s, Union Pacific chief executive W. Averell Harriman wanted more passengers heading west, and he sent Count Felix Schaffgotsch to find the ideal site for a ski resort. In 1936 the count settled on the area near the mining town of Ketchum. In about seven months, a four-story lodge went up on the former Brass Ranch, with ski runs on nearby Dollar and Proctor mountains. The resort is also credited with the first chairlift. The Village of Sun Valley incorporated on April 13, 1947. Elkhorn, built beginning in the early 1970s, added a second village of condos and homes on the other side of Dollar Mountain.

From the Census Bureau's 2024 city estimate and the 2020 to 2024 American Community Survey five-year release:

• Small year-round population: 1,771 in 2024, slightly below the 1,787 in the 2020 base.
• Mostly part-time: The ACS counts about 2,450 housing units, but only about 700 year-round households. Roughly 1,600 units (about 65%) are vacation or part-time homes by the Census definition.
• Attached housing: Detached houses make up only about 42% of units. Condos and townhomes account for much of the remainder.
• 1970s-era stock: The median home was built in 1979, about 56% of units predate 1980, and only about 11% date from 2000 or later.
• Owners: About 91% of year-round households own their homes.
• No reliable median value: The ACS margin of error, about ±$384,000, is too wide for the median to mean much, so we don't quote it.
• Short commutes: Fewer than 8% of workers travel 30 minutes or more.

Sun Valley selling factors

Associations everywhere. Condos and planned subdivisions often have an association. Elkhorn, for example, has its own homeowners association. Ask the association for its resale statement right away. The statute (Idaho Code §55-3205) says no fee may be charged and sets a five-business-day deadline.

Part-time and empty homes. About two-thirds of units are second homes, so many sellers are far away. We buy vacant properties.

1970s construction. Many condos date from the original Elkhorn build-out and the decade after it. Expect original windows, plumbing and finishes, and deferred maintenance on some buildings. We buy units in that condition.

Deed-restricted housing. Certain valley homes carry community-housing covenants that cap the resale price and limit who may buy. If yours is restricted, check with the agency that administers the covenant first, then ask us.

Trusts and estates. If your property is held in a trust or an estate, the trustee or personal representative might not need Idaho's disclosure form (§55-2505). Have the attorney confirm.

Taxes. Blaine County taxes paid in halves are due by December 20 and then by June 20.
